Our written quotes cover the full scope of the installation: the profile and material specified, the Colorbond colour selected, all sheeting, flashings, cappings, and sealants required, any structural preparation work identified during the site visit, penetration management for solar panels, skylights, and vents, and the site safety provisions. Any inclusions such as sarking, ventilation, or gutters and fascia are listed as separate line items. There are no items held back from the quote that appear on the invoice.

A standard residential new build or renovation roof installation typically takes two to four working days depending on size, pitch, access, and the number of penetrations and junctions. Larger or more complex roofs and commercial projects take longer. We provide a realistic timeline in the written quote and communicate early if anything on site affects it.

Yes. Colorbond roof installation is a core part of our work on both new residential construction and renovation projects across Brisbane and the Sunshine Coast. For new builds we coordinate with the builder's schedule and work to plan specifications. For renovations we assess the existing structure during the site visit and include any required batten or tie-down upgrades in the written scope.

It depends on the project. Klip-Lok is a concealed-fix profile with no exposed fasteners, which gives a cleaner finish, stronger wind-uplift resistance, and no screw washers to degrade over time. It suits low-pitch roofs and contemporary or coastal builds well. Corrugated iron is an exposed-fix classic profile suited to a wider pitch range and commonly specified for heritage homes, rural properties, and architectural projects where the traditional ribbed form is part of the design intent. Trimdek sits between the two in terms of cost and performance. We advise on the right option for your specific pitch, exposure, and aesthetic during the quoting conversation.

Yes. Anticon reflective sarking and insulation can be installed under the new sheeting as part of the installation scope. Roof ventilation including whirlybirds and ridge vents can be included at the same time. Both are significantly cheaper to install during a new roof project than at any later stage. They are listed as optional line items in the quote so you can decide based on your priorities and budget.

We do not install metal roofing in active rain. For projects spanning multiple days, the roof structure is left in a secure and weather-protected condition at the end of each working day. We plan schedules around forecast weather where possible and communicate early if conditions require changes. If unexpected weather arrives mid-job, we secure the site and return when conditions allow. We do not leave a roof open overnight.

A well-installed modern metal roof requires very little maintenance. The key tasks are keeping gutters and downpipes clear of debris, inspecting flashings and cappings every few years for sealant cracking or lifting, and checking penetration seals around solar panel mounts and vents periodically. In coastal environments, washing the roof surface annually helps remove salt deposit buildup that can accelerate corrosion over time. Yes. Where gutters and downpipes are included in the project scope, they are clearly itemised in the written quote as a separate line item. Installing new gutters and fascia at the same time as the roof is the most cost-effective approach because access is already set up and the roofline is already being worked on. If your existing gutters are in good condition and not part of the scope, we check and clear them as part of the standard clean-up at handover.

This is a common question and the honest answer is: it depends on the installation. A metal roof with Anticon sarking installed underneath is measurably quieter than an unsarked metal roof in heavy rain because the sarking acts as both a sound dampener and an insulation layer. Without sarking, exposed metal roofing does conduct rain noise more than a sarked system or a tiled roof with ceiling insulation below.
